Mid-Atlantic Management Co. (MAMC) and Woodstone are putting together a Responsibility Chart. This chart will show various ongoing maintenance items and who is responsible for handling them. The two main responsible parties will be the Belrose HOA and the Unit Owner. Because the rules for every HOA are different, the Responsibility Chart must be customized for every HOA. They hope to have this chart to us by the Spring.
- The driveway on the northeast side of our property belongs to the Belrose HOA.
- The original landowner sold a part of their property which did not have access to Route 1 to the current owner, Eileen Law . They had to provide a way for her to enter and exit to Route 1 so they created a "right of way". The land belonged to the original landowner, but they agreed that Ms. Law could use it to enter and exit her property.
- When Bentley purchased this land to build Belrose they had to honor Ms. Law's continued use of that land to enter and exit her property as well as provide an emergency access entrance for Belrose. The driveway filled both requirements. This driveway is owned by the Belrose HOA.
- Eileen Law is able to use the driveway as "right of way" over our property to get to her property.
- Belrose residents are also able to use the driveway to enter and exit Belrose on foot or bike, but not by car.
- If you see Eileen and she tries to tell you that you are trespassing, calmly tell her that you are not, and then keep walking.
- An easement is a non-possessory interest to use real property in possession of another person for a stated purpose.
- A right of way, afforded a person to make limited use of another's real property.
- The right to pass over property owned by another party.
- The path or thoroughfare on which such passage is made.
- Your outdoor hose bib is not frost proof?
- In late fall you should turn off the water valve to your outdoor hose bibs (They are in the furnace room). Remove all hoses from the bibs. Open the faucet and let the water drain out. You can keep the faucet partially open all winter. You can buy a bib cover at the hardware store.
- Dryer Vents
need to be cleaned out?
- If your dryer isn't drying properly it may not be a faulty dryer, it could be a clogged dryer vent. Clogged dryer vents can be a fire hazard as well. One way to avoid clogging is to clean out your lint filter before every use. (It's that little trap with a screen in it). Experts recommend that you clean your dryer vent at least once a year. Call a professional if you don't want to climb up a ladder. Cleaning every 6 months is a good idea if you have young children and are doing multiple loads per week. Some companies will give you a group rate if you coordinate with your neighbors and have several cleaned on the same day.
- Coal barbeque grills are not a good idea on the upper deck?
- If a coal barbeque grill turns over it will set fire to a wooden deck faster than you can believe! Keep them downstairs on the cement patio.
Keep a fire extinguisher handy too.
- HVAC Filters should be changed every 30-days to maintain an efficient and clean cooling system through your house?
- Look on the filter that is currently in your furnace to check the size.
- Who is in charge of litter pickup?
- Everyone!! We do not have a litter pick up person. If you see litter, please pick it up and dispose of it at your house. Please pickup anything you drop. Our common areas are everyone's responsibility.
