- Who made up the rules?
- The rules are stated in the Public Offering Statement and the Belrose Homeowner Association By-Laws. We will post them on the web page soon. Each owner should have received a copy of both at settlement
- What is the speed limit on our streets?
- The speed limit is SLOW. Drivers should keep in mind that many small children live in our community who are just getting used to streets and cars. As the weather gets warmer they will be playing outside more often. Please drive slowly and keep your eyes open. And ask visitors to drive slowly as well.
- What should I do if I see someone commiting a violation of the rules?
- If the violation is of an urgent nature call our management company representative, Valerie, immediately at (610) 353-4470. You must provide a written follow-up by letter or email. Provide as much detail as possible including date, time, violation and any other witnesses to the violation.
- Is the builder in charge of our community until it is finished?
- Actually the builder is only in charge of the areas being built and the streets.
- Mid-Atlantic Management Corporation (MAMC) has been hired to manage the things that effect our daily routine i.e. trash pickup, landscaping, grass cutting, etc.
- Who is in charge of snow removal?
- The builder is responsible for having the streets plowed and our HOA is in charge of salting and/or removing snow from the driveways and sidewalks. At this time, both organizations are using the same vendor. The owners are asked to use ice melt products on their sidewalks and drivesways before a storm and after a storm to prevent refreezing of melted ice and snow.

- What are they building next?

- Why do we sometimes have a pond in the middle of our community?
- The detention basin is made to give excess water, due to heay rains, a chance to filter back into our ground water instead of running off and ending up in Delaware. It is composed of crushed stone and should drain within 72 hours after the precipitation stops. When construction is completed the sediment will be scaped off the top and a new layer of stone will be laid on.
- It won't drain in the winter if the ground is frozen.
- When will the homeowners take over responsibility for the Homeowners' Association?
- Two owners were added to the Board when 25% of the units were settled, according to the by-laws. That happened on January 14, 2009. Owners received an invitation to submit their names as potential board members. Marc Pelletier and Becky Diamond were elected to be the first two owner board members. The other 3 board members are employees of Bentley Homes.
- Board will be comprised entirely of homeowners at 75% ownership or 7 years.
